Los Angeles Home Inspection Nightmare" Stealing Power Is A Crime!

Bootlegged power

I went on a home inspection in the wonderful city of Rialto yesterday. Take a look at these pictures.The home was built in 2000. A 4 bedroom home with 3 baths and 1875 square feet of living space. The home inspection went well. One small leak at a sink trap in the bath room. The home was also missing a AC condenser that was removed by previous owner. The shocking part of the home inspection was in the main electrical panel. Where the previous owner had bootlegged in a 2 pole 60 amp breaker to feed power the the AC equipment. When I say bootlegged, I mean illegally feed the breaker from the Edison side of the panel. Two wires were installed on to the lugs that the electric utility uses to feed the homes power supply. In essence the past home owner was bypassing the meter and stealing power. I was most surprised that when the electric company was called to turn on the power they didn't even notice that the plastic lock that goes on the cover to this section of the panel was removed by the previous home owner.

One thing you don't see everyday. Carpet in the bathroom. This is why. The carpet makes it hard to properly seat the toilet to  it's flange. Take a look at the wall behind the toilet, see the water damage? That is from the leak around the bowl wax and flange. This toilet wobbled like a Webel Wabbal

Home Inspector Turns Up Christmas Light Fire Dangers

As a home inspector we see many things that some people may not look twice at. Here we have a 120V duplex outlet located outside on a patio. For years this outlet was used to power the homes Christmas lights. First off it is recommended that all outlets located in outdoor locations be GFCI protected. The damage that is visible here is from ARC fault. A dangerous condition that can cause fires. It is estimated that ARC fault fires account for as much as 22% of all in home electrical fires. AFCI breakers are available for most of today's electrical panels. These breakers in most cases will trip shutting off power to the outlet thus protecting it from further damage or fire. Lazy Contractors and Self Venting Range Hoods!

As a home inspector in the Southern California housing market for the past 11+ years I have see trends come and go. One trend I am not to keen on is the self venting range hood. As it goes a vent hood is use to remove heated air from the cooking area and to prevent grease an odor's from depositing on kitchen surfaces. With a self venting hood the heated air is not removed but forced back into the kitchen.

We have all seen grease filters clogged and in need of replacement. The filters in the average kitchen can become clogged in three to six months.

On one hand some self venting hoods are built specifically for this purpose and do a far job at removing grease and odors from the air but not heat.

Kitchens that have been remodeled is were we find the cheep self venting range hoods the most. Just plan laziness on the part of the contractor in my opinion. The hoods are the ones that one would find at the local Home And Garden stores. Theses hoods when installed according to the manufactures recommendation should be duct to the outside air using a 4x10 duct or 6-8" round duct. The size of the duct will be determined by CFM and distance to the outside air. One should not settle for this type of installation it's just another short cut. Get it ducted!
